Anse La Voute in the north east of the island is possibly one of the best opportuities on island currently.

Located on the east coast but set in a large bay with two outer reefs and an ideal current meaning there are very few issues re rough water and easterly tides.

The 64 acre site is considered to be one of the most beautiful on the island with two beaches - one around a mile long at least half of which is included in the site, and the other, which is fully within the site, of around 350 metres. The land itself is split into two. One section known as “The Cornbread Site” (3 lots) of approximately 15 acres and the other, known as “The James Site”(two lots), of approximately 49 acres.


The land offers an extraordinary opportunity for development. Being near the tourism centre with golf, cinema, port , airport and restaurants all in close proximity . The land lends itself to development with the two beaches and rising slowly to the rear with some amazing views over the blue Atlantic Ocean. The architects for the project are DCM, an international firm originating from Australia. The firm has an excellent reputation with proven experience and expertise in Caribbean developments. The site plan is based upon a luxury resort offering mixed usage in order to appeal to a wide market, and it is intended to involve a five star hotel complex operator such as Taj, Banyan, Ritz or Four Seasons. Other key amenities planned are freehold ownership units, rental pools, fractional ownership, a five star spa , shopping village, restaurants and membership to the superb local golf courses.

 

Plans also include three beach clubs, one available to the general public , one for the use of a sister development known as “The Terraces” and a third, situated on a separate beach, for the exclusive use of resort owners and their guests. In essence the objective is to become the premier resort on the island. The project will also provide for 20 acres of private residential housing, either in the form of land plots with the possibility of design and build services and, subject to demand, pre-built luxury villas with rights to the main resort facilities .

 

Planning on the two sites will take the best part of a year to achieve full planning. Outline planning is usually be achieved with 6 months but the requirement for an EIA (in view of the two beaches within the site) could extend the process by up to three months.

The land is located close to the cricket ground of Beausejour. Paved roads lead to the land boundary which is quite a saving. Electric and water run close by the boundary of the land so there are few issues in that regard.
